Project Description
23 Springs Dallas
Location:Dallas, Texas
Client: Patriot Erectors
Project Type: Commercial – Mixed-Use / Pedestrian Infrastructure
Scope:Steel Detailing for Elevated Walkways, Braced Framing, Platforms, Stairs, and Railing Systems
Project Overview
23 Springs is a modern mixed-use development in Dallas, Texas, featuring elevated pedestrian circulation systems integrated within a complex structural framework. The project required extensive coordination of multi-level steel framing, access platforms, and circulation components to ensure seamless connectivity across varying elevations.
Structures Online (SOL) provided comprehensive steel detailing services for the project, delivering high-precision 3D models and fabrication-ready drawings. The scope demanded careful attention to constructability, alignment, and safety, particularly where walkways, platforms, and access systems intersected with the primary structure.
Scope of Work
Elevated Walkway and Braced Framing System
The structure consists of an elevated walkway system supported on multi-tiered braced framing. SOL detailed the complete framework, including vertical columns, longitudinal and transverse bracings, and connecting catwalks. Each segment was accurately aligned to maintain level continuity and proper connectivity across varying elevations.
Intermediate Platforms and Access Ladders
The project includes a large framing system with intermediate platforms and vertical access ladders. Detailing covered the full steel framing, platform gratings, and supporting beams, with special attention to framing intersections and platform supports to ensure constructability and coordination with architectural and access requirements.
Railing Systems
The railing system was detailed with precise post spacing and alignment along slope transitions. Each segment was modeled to ensure continuity of handrails, accurate connection detailing at turns and landings, and secure anchorage at base points.
Staircase Assembly
A multi-level staircase assembly was fully modeled in 3D, including stringers, treads, landing beams, and supporting connections. The detailing captured varying flight orientations, anchorage points, weld preparations, and plate connections to maintain structural stability and alignment across levels.
Key Deliverables
· Detailed 3D BIM models for walkways, platforms, stairs, and railing systems.
· Shop and fabrication drawings for braced frames, platforms, and access components.
· Connection detailing for complex framing intersections and elevation transitions.
· CNC-ready data and coordinated erection-friendly assemblies for efficient installation.
Project Outcome
Through precise detailing and coordinated modeling, Structures Onlinecontributed to the successful execution of 23 Springs Dallas, delivering a structurally sound and seamlessly integrated pedestrian infrastructure system. The project highlights SOL’s expertise in multi-level steel detailing, access system coordination, and constructability-driven design, supporting both functionality and architectural intent.
